If you are looking for opportunity, you need to look at North East Richmond. I view this area as one of the last true frontiers of affordability in the East Bay where you can still get a house with good "bones" and a real yard.
There is a resilience and a spirit here that I really admire. You have a mix of long-time residents who have been here for decades and new families coming in, fixing up places, and planting roots. It’s diverse, it’s real, and it’s unpretentious.
Location-wise, you are actually super central. You can jump on the Richmond Parkway and hit the bridge to Marin in no time, or shoot down to Oakland. If you are handy and want to build equity instead of just buying it, this is the neighborhood I’d tell you to watch.
