Quick answer: El Sobrante is an unincorporated Contra Costa County community of 15,524 people (2020 Census) where the median owner-occupied home value is $758,800 (Census ACS, 2020 to 2024) and Redfin shows a median sale price near $780,000 in ZIP code 94803 for the three months ending September 2026. Buyers like its regional parks, quick Interstate 80 access, and lower prices than much of the East Bay.
LaDonna and I spend a lot of time in West Contra Costa County, and El Sobrante keeps coming up with buyers who want a real yard, hills and trails close by, and a commute that still works. Here is our plain, local guide to living in El Sobrante, what homes cost, and what to check before you write an offer.
Where Is El Sobrante?
El Sobrante sits between Richmond, San Pablo, and Pinole, in a valley east of San Pablo Bay. It is not its own city. According to Contra Costa County, El Sobrante is an unincorporated community, so the County Sheriff, the Contra Costa County Fire Protection District, and the West Contra Costa Unified School District serve it. The county also notes that parts of the greater El Sobrante Valley fall inside the City of Richmond.
That matters when you shop. Many addresses use a Richmond mailing address, and the main ZIP codes are 94803 and 94820. Always confirm whether a home is in the county or the city, because that decides who handles permits, planning, and local services.
Locals also have a voice. The El Sobrante Municipal Advisory Council advises the Board of Supervisors and meets the second Wednesday of each month at 7:00 p.m. at the El Sobrante Library, 4191 Appian Way.
El Sobrante Home Values and the Market
Here is what the public data says right now:
- Median home value: $758,800 for owner-occupied homes in El Sobrante, per the U.S. Census Bureau American Community Survey, 2020 to 2024.
- Recent sales: Redfin reports a median sale price of about $780,000 in ZIP code 94803 over the three months ending September 2026, up 9.1% from the same period last year.
- Speed: Homes in 94803 sold after a median of 22 days on the market, compared with 34 days a year earlier, and the average sale price was 101.9% of list price (Redfin, September 2026).
- Ownership: 67.4% of homes are owner-occupied (Census ACS, 2020 to 2024).
ZIP code numbers do not exactly match the El Sobrante boundary, and a median is not a price for your street. Condition, lot size, and view all move the number.
Parks and Outdoor Life
Open space is the biggest lifestyle perk here.
Wildcat Canyon and Alvarado Park
Alvarado Park sits at the north end of Wildcat Canyon Regional Park, on the Richmond and El Sobrante border. The East Bay Regional Park District says the area has historic stonework built by Depression era work programs, picnic areas, a play area, and access to Wildcat Creek. The park is open from 5 a.m. to 10 p.m., and parking is free.
Sobrante Ridge Botanic Regional Preserve
This 277 acre preserve has a trailhead at the end of Coach Drive and about two and a half miles of trails. The Park District says it protects the rare Alameda manzanita and offers ridgetop views of San Pablo Bay, Mt. Diablo, and Mt. Tamalpais.
Kennedy Grove and San Pablo Reservoir
Kennedy Grove Regional Recreation Area, at 6531 San Pablo Dam Road, is a 222 acre eucalyptus grove with picnic areas and a turf meadow. Nearby, EBMUD's San Pablo Reservoir at 7301 San Pablo Dam Road offers fishing, hiking, and picnic areas. It is a drinking water reservoir, so swimming is not allowed. EBMUD says the recreation area closes for the season on November 8, 2026, so check their site before you plan a visit.
