For years, San Francisco and Silicon Valley have owned the Bay Area tech story. That is starting to change. In the last few weeks, a Jeff Bezos-backed AI company, Tesla, and OpenAI have all taken large industrial space in Oakland and Richmond, and a downtown Oakland office building is being pitched as an AI data center.
The question for East Bay homeowners and buyers is simple: what does that actually mean for housing?
Big tech is crossing the Bay
Project Prometheus, Jeff Bezos’s AI company, leased about 100,000 square feet at the American Steel complex on Mandela Parkway in West Oakland. The company is building AI for engineering and advanced manufacturing, the kind of work that needs factory floor, not just desks.
Tesla followed with about 40,000 square feet in the same West Oakland campus.
In Richmond, OpenAI leased roughly 202,000 square feet of industrial space near the waterfront, with the power capacity that robotics and hardware need. And in Downtown Oakland, Behring Companies is looking at converting the old Lawrence Berkeley National Laboratory supercomputing building at 415 20th Street into an AI data center. No tenant has been named yet, and the city is still reviewing zoning. It is a plan, not a finished project.
Taken together, it is not one headline. It is a pattern.

Why Oakland and Richmond
AI and robotics companies are running out of the right kind of space in San Francisco. They need large industrial buildings, heavy power, and room to build and test real products.
West Oakland and Richmond already have that: reused industrial buildings, port access, freeways, BART, the ferry, and a short hop to San Francisco and Berkeley. That is why this work is landing here instead of another glass tower in SOMA.
What it could mean for real estate
New employers can add demand for housing nearby, especially where the commute is easy.
West Oakland is one BART stop from San Francisco and sits next to Downtown Oakland, so it will get watched first. Richmond could see more interest around the waterfront and ferry if OpenAI’s robotics operation actually staffs up locally.
Local restaurants, shops, and vacant industrial buildings could benefit if people are coming to work here every day.
It does not mean prices jump next month.
None of these companies have said how many East Bay jobs they will create. Some of the projects are still on paper. The housing impact depends on real hiring, not logos on a lease.
What it could mean for the community
The upside is bigger than home values: jobs, more customers for local businesses, and a second life for buildings that have sat empty.
There are also fair questions about power use, traffic, the environment, and whether Oakland and Richmond residents actually get the jobs. Growth only helps if the details work for the people who already live here.

It is too early to call this a new Silicon Valley. It is not too early to pay attention. When Bezos, Tesla, and OpenAI start writing East Bay leases, Oakland and Richmond are in a different conversation than they were a year ago.
